At MS Solutions, we act as your personal representative throughout the entire real estate project. Our management philosophy is simple: we are fully invested in your project from start to finish. We take a proactive, hands-on approach by recommending reputable architects, obtaining and reviewing contractor quotations, handling negotiations, and coordinating all parties involved.
We attend meetings with clients and skilled professionals across all trades, including carpentry, plumbing, and electrical work, and conduct detailed private consultations to review plans and specifications. This ensures clarity in every detail, from structural elements such as column spacing to precise plumbing and electrical placements. We also ensure that all projects obtain the required Central Building Authority (CBA) approvals and are compliant with local regulations in Belize.
From ground breaking onward, our team remains on-site to supervise critical phases of construction, including pile installation and pile cap depth where required. There is no aspect of the project that we do not oversee or help facilitate. MS Solutions sources skilled labor, manages manpower, and coordinates material procurement to ensure efficiency and quality at every stage.

PROJECT MANAGEMENT FEES & SERVICES
All projects managed by MS Solutions are formalized through detailed contracts that clearly outline the terms and conditions of the agreement. Clients are provided with an advance copy of the contract prior to signing to allow their legal representative adequate time for review. Clients who choose not to engage independent legal counsel will be required to sign a waiver acknowledging this decision.
MS Solutions offers two standard fee structures, which serve as a baseline and can be discussed and tailored to best meet the specific needs of each client and project.
Option 1: Percentage-Based Fee Structure (Recommended)
Under this arrangement, billing and fees are determined by the nature, scope, and overall size of the project. MS Solutions charges a percentage of the total project cost. This structure allows all cost-saving measures, negotiated discounts, and insider pricing to be passed directly on to the client.
Payments are disbursed at clearly defined project milestones, such as upon completion of the foundation, reaching the second floor, and other agreed-upon stages of progress.
Percentage Rates Based on Project Cost (BZD):
16% — $10,000.00 to $150,000.00
14% — $151,000.00 to $254,000.00
12% — $255,000.00 to $800,000.00
10% — $805,000.00 to $5,000,000.00
Option 2: Fixed Weekly Fee Structure
This alternative option consists of a fixed weekly fee ranging from $1,200.00 to $1,600.00, based on a five- or six-day workweek, with availability for seven days when required. Under this structure, any negotiated discounts or cost savings are retained by MS Solutions and are not passed on to the client, unlike Option 1.
Recommendation:
Based on our experience, MS Solutions strongly recommends Option 1, as the savings passed on to the client typically exceed the percentage-based fee, resulting in greater overall value.
