STEPS TO LIST YOUR PROPERTY WITH MS SOLUTIONS
To ensure a smooth and efficient listing process, MS Solutions require the following
documentation to verify ownership and prepare your property for market.
Required Documentation for Individual or Joint Owners
Properties owned by a single individual or jointly by multiple owners must provide:

A valid copy of identification for each owner listed on the Property Title (Social Security Card or Passport Bio-Data Page only)

A copy of the Property Title(s), which may include: Land Certificate, Deed of Conveyance, First Certificate of Title, or Minister’s Fiat Grant

A copy of the Property Survey Plan (Land Survey Map)

A copy of the Property Parcel Index (Parcel ID Map)

A copy of the most recent Property Tax Statement (Land Tax)
Additional Documentation for Company-Owned Properties
If the property is registered under a company name, the following official documents are also required: -
Certificate of Registration

Memorandum and Articles of Association

Most recent Annual Filing indicating the current Directors and Shareholders
-
Certificate of Good Standing
-
Valid identification for all Directors and Shareholders (Social Security Card or Passport Bio-Data Page only)
Important Note
If the property consists of multiple parcels, copies of each individual Land Title,
Survey Plan, and Land Tax Statement must be provided for every parcel.
PROPERTY INSPECTION & LISTING AGREEMENT
Once all required documents have been received and reviewed, we will schedule a property inspection with one of our licensed agents. During this visit, we will document the property, take photographs, and gather relevant details to prepare the listing.
Following the inspection, MS Solutions will prepare an Exclusive Right to Sell Listing Agreement for your review and execution. This agreement authorizes MS Solutions to professionally market and represent your property.
COMMISSION STRUCTURE
Our standard commission rate is 10% of the final sale price (10%). In special circumstances, such as when multiple properties are being sold separately, we may agree to a reduced commission of 8%.
Commission Example:
If your property sells for $500,000:
Commission: $500,000 × 10% = $50,000
Total cost of sale: $50,000
Net proceeds to seller: $450,000
